How long does the buying process in Spain take?+
The typical timeline is 8 to 12 weeks from accepted offer to handover. This includes approximately 2 weeks of due diligence, 4 to 6 weeks for mortgage approval (if applicable), and 2 to 4 weeks for notarial signing and registration. Obtaining an NIE number can take 1 to 3 weeks and should be started early.
What are the costs of buying property in Spain?+
For resale properties, you pay ITP (transfer tax) of 6% to 10% depending on the region (as of Q2 2026). For new builds, you pay 10% IVA plus 0.5-1.5% stamp duty. On top: approximately 1% notary, 0.5% registry, and 0.75% legal fees. Total: 10% to 14% above the purchase price.
Can Dutch residents get a mortgage in Dubai?+
Yes, but conditions are stricter than in Spain. Non-residents can finance up to 65% LTV (as of Q2 2026). The Debt Burden Ratio (DBR) limit is 50%. Interest rates are around 4-5% (as of Q2 2026). You need at least 35% down payment plus 6-7% in purchasing costs.
What is the difference between buying in Spain and Dubai?+
Spain offers European consumer protection, a lower entry threshold, and up to 70% LTV mortgage. Dubai has no income tax, no capital gains tax, and higher gross rental yields (5-8% vs 4-6% in Spain, as of Q2 2026). Spain suits lifestyle buyers; Dubai suits investors seeking tax advantages.
